Stabilization for the Markets and North Georgia Real Estate

Well according to most of the talking heads this has been a long time coming and is based on decisions made years ago.  I am sure that by now you have heard explanations of how the housing downturn is at the root of all these problems.  It is intuitively obvious that a housing downturn affects the people directly involved in the process: buyers, sellers, real estate professionals, mortgage lenders, builders, construction workers, inspection companies, cabinet makers, building supply companies - the list goes on and on.  This provides impacts that you can see and feel in our local community.  We have not worked our way through this part of the problem, but there are some signs locally that we may have finally reached a level that we can work up from.

Life In North Georgia Supports Jasper Rotary Golf Tournament

Dateline:  Big Canoe Golf Course, September 17, 2008

Last Wednesday 144 golfers teed off in the 19th Annual Rotary Club of Jasper Charity Golf Tournament.  The weatherman had predicted clearing skies and rising temperatures, but he must have been a flat lander from down state because he missed the fact the mountains in North Georgia often capture the clouds and hold them and that is exactly what happened last week as we had a cool cloudy day and it was perfect weather for golf.  The Big Canoe course was in great shape ( as usual) and the golfers were in good spirit as they faced the challenging Big Canoe course.     Life In North Georgia blogger, Rotarian and local Realtor, Don Martin, supported the tournament by sponsoring a team and by providing the Grand Prize for the tournament give-away.

  • Sales in 2008:  16 Homes have sold since January 1, 2008. ( Two homes sold since the last report and 1 more has moved to pending.

Bent Tree Realtor Caravan for September, 2008

Each month the most active Real Estate Agents in Bent Tree tour new listings that have come on the market in the last 30 days.  It gives the REALTORS an opportunity to preview 7 or 8 listings in just a few hours and it gives the listing agent an opportunity to introduce their new listings to the agents that are actively working Bent Tree real estate.  I didn’t start this program, but I have been running it for the last 2 years.  Since I gather all this information and have a fresh look at the listings, I thought it would be a great opportunity to pass on a snapshot of the homes available in Bent Tree to my readers.  So once a month instead of a weekly update on sales I will deliver a summary of the caravan.  I hope you find it useful.  Some of the homes shown will be my listings; however, many will not be.  I will always provide the name of the company that has the home listed, but I show all homes and lots in Bent Tree and I will be glad to assist you if you need  information on any of the homes.

The Entrepreneur Friendly Committee of Pickens County,  with the support of the Pickens County Chamber of Commerce and local government, will launch a new community economic program in September 2008.  The article below is the first of many that you will see over the coming weeks and months.  The full  announcement will come on September 9th.

“The Pickens County Progress reported today that just 2 years into the Shop Pickens First program the ground swell of public support for the program had generated hundreds of thousands of dollars in fresh LOST, SPLOST & ELOST tax revenues to fund improvements in county services and facilities, produced hundreds of new jobs for county residents, strengthened scores of local businesses and attracted dozens of new ones.   The economic engine for this great financial success story is not some local, state or federal grant or rebate; instead, the self sustaining program is driven by the purchasing decisions of individual county residents.  Bordering counties are reported to be scrambling to find the source of their lost tax revenues.”

 

 

Sounds almost too good to be true doesn’t it?  Fortunately, it is entirely possible and just like in the prospective story, each of us individually and all of us collectively can actually help to make this a reality.  The bottom line is:  Spend your money where you live and good things will happen there.  Shop Pickens First is a new initiative of the E-Friendly Program launched in the County earlier this year.  The Shop Pickens Firstprogram has the full support of local governments and the Pickens County Chamber of Commerce, but its success or failure lies entirely with the individual residents of the county. 

 

The concept of the program is simple: whenever possible buy all the goods and services that you reasonably can right here in Pickens County.   The money you spend in Cherokee, Dawson or Gilmer counties helps to support their businesses, provide jobs for their citizens and pay for their schools and county services.  There are a lot of very detailed statistics to prove this point and in the coming weeks we’ll share some of them with you to help enforce how important it is to buy your goods and services locally.  We’ll start with one simple fact.  According to research compiled by the University of Georgia, Pickens County residents spent an estimated $316 million on retail products in 2005; however,  they only spent about 82% here in the county.  That is almost $57M spent in other counties.  Those lost sales could have generated another $5M or so in local payroll and over $1,700,000 in additional local sales tax revenues.

 

You are going to hear a lot about Shop Pickens First in the coming weeks and months – there will be plenty of media coverage, special programs and discounts – but the program will only work if we each take it personally.  The next time you head out of the county to buy something – stop and think for a minute and ask yourself “Where can I buy this locally?”  You’ll be surprised at how often you know the answer – and if you don’t, pick up the phone and call the Chamber of Commerce – someone will help you find the answer.

Citizens helping Citizens – a whole community pulled up by its economic bootstraps – why it sounds absolutely Revolutionary.   So start your own little economic revolution and Shop Pickens First.

This is your slightly late weekly update on market conditions in Bent Tree real estate.  (My Labor Day vacation has thrown me behind just a little.)

  • Current Listings:  88    This is still about 8% of the total homes and still below the historical average of around 10%.
  • Price Range:  $115,000 to $799,900. 
  • Pending Sales:  3 Homes are currently under contract.
  • Sales in 2008:  14 Homes have sold since January 1, 2008. ( So two have closed since the last report and 2 more have moved to pending.
  • Price Range of Sales:  $143,000 to $452,000.
  • New Listings this week:  2

 

Comments:  Sales and showing activity have clearly picked up.  Prices are holding at 93 to 95% of list price with the exception of bank owned properties and there are not very many of those in Bent Tree.
